Application Guidelines

Below are general guidelines that apply to our properties.  If you have any questions, please email shawn@greatersavannahpropertymanagement.com.  
 

Application:

Each occupant residing in the home that you are applying for that is over the age of 18 must complete a separate application. We process applications in the order in which they are received per property.  We will notify you as quickly as possible for the next steps in processing your application and documentation needed.  We only process applications Monday-Friday 9:00am-5:00pm.  You will receive an email to approve your screening once we move to your application, this must be completed immediately. We complete the following: Credit check, Criminal background check, Verify income, Verify Rental History

 

Documents Needed:

Each applicant will need to provide the following information.  Please email all items requested below to shawn@greatersavannahpropertymanagement.com

  • Most recent pay stub reflecting YTD income 
  • Supporting documentation for additional income
  • Copy of your government issued ID
  • If self-employed, please provide your current year's tax return
  • If you are moving to the area with a new job offer, please provide a copy of the job offer letter with contact information

Additional documentation may be requested

 

Verifying Income:

We require that you make three times the monthly rent in gross income.  Verifiable proof of income must be provided for all income sources while length of employment is also considered if less than one year.  If there is more than one applicant, we will combine the income when qualifying applicants. 

 

Pet Policy:

You must complete the application section for your pet. Each property varies with pet acceptance. Please contact us to confirm that the property allows pets as well as the size and how many.

  • No aggressive breeds 
  • Non-refundable pet fee required ($350 per pet)
  • Provide a recent photo of your pet to keep on file

 

Upon Approval:

  • If approved, you will be required to pay a holding fee within 24 hours to reserve the home and take it off of the market.  This fee is nonrefundable after 24 hours. The fee is equal to one month's rent and will be applied to your security deposit upon move-in.  In addition to the holding fee, we do require a non-refundable $250 administrative fee to be paid upon approval and reserving the home.  This is required to reserve the home as well.
  • Confirm move-in date based upon the availability date listed under the property.

We will send all required information for your move-in to include documents to e-sign, utilities to connect and other important information.

Please feel free to call to schedule an appointment to view one of our homes advertised.  912-777-9845.  If we do not answer, please text for a faster response or you can email shawn@greatersavannahpropertymanagement.com.  Check our website often to see if we have any other properties available. Our site is updated daily! 

Not all properties will be available for showings, we will try our best to accommodate virtual showings or videos to assist.
